Subject: [Mesaterracehoa] RE: FYI - Mesa Terrace - UPDATED
Just received additional information relating to the pool.
Pool does not have proper chemicals, guess this begs the question of who is maintaining it and when? Glass in pool area. Fence is broken.
This is a huge potential liability to the homeowners.
How are you going to address these issues?

Subject: FYI - Mesa Terrace
Michael Carmel:
It is our understanding you are still responsible for Mesa Terrace day to day decisions. We wanted to ensure you were aware of the following:
- Man with gun threatening residents
- Tenant's vehicle was stolen from parking lot
- Pool fence (not gate) broken allowing unlimited access to the pool.
- Potential liability in pool area with no supervision.
Understand crime rate and police on-site requests are rather high for Mesa Terrace so far in 2023. Requesting 2021, 2022 and 2023 YTD Lexis Nexus reports.
Understand Maricopa County is communicating with Transcend already relating to the pool fence issue.
Have a nice day.
